The World’s First NFT Resort by LABS Group Begins Auction on July 15th

Making resort and hotel investment possible for everyday investors

LABS Group, an end-to-end blockchain property investment platform, will begin its auction of the world’s first-ever community-owned resort and Rewarding Timeshare (RTS) non-fungible token on July 15, 2021. Kunang Kunang Glamping Resort, the brand new resort located in Banyuwangi, Indonesia, is developed and operated by LABS Group partner Gravity Resorts.

The resort NFT ownership will tokenize and fractionalize the entire resort into 365 RTS-NFTs, and each will be sold through an auction on the Refinable NFT marketplace for 13 days, with each auction lasting 48 hours.

Mahesh Harilela, chairman of LABS Group, said, ‘LABS is introducing a revolutionary cross-dimensional investment opportunity that allows everyday investors to purchase overseas property easily, by lowering the entry point of property ownership and removing both geographical and legal barriers. LABS goes through all of these protocols to ensure safety.’

Each RTS-NFT will come with a staying right that can be swapped with other RTS-NFT holders, among other benefits. In addition, there will be an additional naming right NFT to be auctioned to grant the holder the right to name the resort, along with an annual staying benefit of 10 days. This auction will also offer a one-time naming right for the top 15 bidders to name rooms of the resort. The RTS-NFTs can be listed, traded or sold through Refinable or marketplaces based on the Binance Smart Chain and Ethereum. Holders of the RTS-NFT will also receive voting rights for major operational decisions.

Named after ‘fireflies’ in Indonesian, Kunang Kunang Glamping Resort is a 30-minute drive away from Banyuwangi Airport and a 30-minute flight from Bali. According to the Indonesia Statistics Department, the average occupancy rate of all hotels in Banyuwangi in 2020 was 65% despite the pandemic, with occupancy numbers hitting 80-90% for most hotels. Sitting on 6,800 square meters in a lush green forest surrounded by paddy fields, the development is designed by award-winning architect Willy Sandy Ekaputra to create a special wilderness atmosphere while keeping the comforts of home and the luxury of a hotel. Its soft opening will be in December 2021, with a grand opening slated for February 2022.

LABS Group also partnered with Greater China Appraisal Group, which conducted due diligence, value advisory, property consultancy and feasibility studies on this first-ever community-owned NFT resort.

In partnership with Gravity Resorts, LABS Group will also have one property in Cambodia, three in Japan, and two more in Indonesia up for RTS-NFT auction within the next two years. Gravity Resorts currently owns and manages seven properties throughout Asia.

High resolution Images for the project can be seen in the following link https://bit.ly/2VmAnjd.

More clarification on the project conducted by LABS group can be seen in the following video https://youtu.be/WOI2ZoSOgTs.

Next-Generation Cartesian Geometry EDXRF Spectrometer Set to Transform XRF Technology

NEX CG II from Advanced Rigaku Technologies is a powerful second-generation benchtop energy dispersive X-ray fluorescence (EDXRF) spectrometer. It is a multi-element, multi-purpose analyzer that delivers rapid qualitative and quantitative elemental analyses and is applicable to many industries.

Applied Rigaku Technologies, Inc., a division of Rigaku Corporation, introduces NEX CG II, a powerful second-generation benchtop energy dispersive X-ray fluorescence (EDXRF) spectrometer. NEX CG II is a multi-element, multi-purpose analyzer that delivers rapid qualitative and quantitative elemental analyses and addresses needs across many industries. It provides a non-destructive analysis of sodium to uranium in almost any matrix.

The Rigaku NEX CG II pushes the boundaries of EDXRF with its unique close-coupled Cartesian Geometry (CG) optical kernel and various new hardware upgrades. With the addition of a high-power X-ray tube, a high-performance large-area silicon drift detector and Rigaku’s advanced Fundamental Parameters software, the NEX CG II brings a new level of analytical sensitivity and ease of use to XRF technology.

NEX CG II serves a broad range of applications and industries and is an ideal tool for measuring ultra-low and trace element concentrations all the way up to per cent levels.

It is easy to use for non-technical operators yet powerful enough for expert use in commercial labs and R&D facilities. Users can achieve the lowest limits of detection for elements in highly scattering matrices like water, hydrocarbons and biological materials. NEX CG II also features 3D optics, which dramatically increases the peak-to-background ratio. This results in a spectrometer capable of trace element analysis — even in challenging sample types.

NEX CG II excels in complex applications with trace elements and variable-based matrices, such as testing agricultural soils and plant materials, analyzing finished animal feeds, measuring waste oils, environmental monitoring, and many others.

Some of the key advantages and features that make NEX CG II an attractive proposition include:

  • Non-destructive elemental analysis for sodium (Na) to uranium (U)
  • Rapid elemental analyses of solids, liquids, powders, coatings, and thin films
  • Indirect excitation for exceptionally low detection limit
  • High-power 50 kV, 50 W X-ray tube
  • Large-area high-throughput silicon drift detector (SDD)
  • Analysis in air, helium, or vacuum
  • Powerful and easy to use QuantEZ® software with multilingual user interface
  • Advanced RPF-SQX Fundamental Parameters software featuring Scattering FP
  • Rigaku Profile Fitting (RPF) advanced algorithm for peak deconvolution
  • Various automatic sample changers accommodating up to 52 mm samples
  • Low cost of ownership backed by a 2-year warranty

The Rigaku NEX CG II builds on NEX CG’s legacy of using full 90° Cartesian Geometry and secondary targets for trace level sensitivity. The new superior analytical power of the NEX CG II is provided by a 50 kV 50 W end-window palladium-anode X-ray tube, monochromatic or polarized excitation from five secondary targets, and a high-performance large-area silicon drift detector. This unique optical kernel, combined with Rigaku’s advanced RPF-SQX Fundamental Parameters software, delivers the most sensitive EDXRF measurements in the industry

NEX CG II complements Rigaku’s existing range of benchtop and in-line process control EDXRF spectrometers. For more information about NEX CG II, visit https://rigakuedxrf.com/nex-cg.php

How to be an Effective Leader: Perspective from Powerboat Racer Hugh D. Fuller

Effective leadership is an important skill to have that to some comes naturally and for others must be learned. For National Champion powerboat racer Hugh D. Fuller, leadership is at the core of everything he does. Whether he is racing on the water or at a board meeting for one of his successful businesses, Hugh D. Fuller is a rare example of an individual who knows how and when to lead. For Hugh Fuller, being a leader is more than just having people follow you. Instead, being a leader means setting an example for others, continuously working on self-improvement, and becoming a pillar of strength for your team.

Below, Hugh D. Fuller shares his thoughts on how to be an effective leader.

Setting an Example

Leading a successful team is difficult to do without first setting an example. It is vital for teams to see from their team leader what they can accomplish and become. For Hugh D. Fuller, this type of responsibility comes naturally. The energy, devotion, and quality that Fuller puts into all of his life’s work can be readily seen within the people he leads through a trickle-down effect. For example, powerboat racing, Fuller’s forte and life-long career, is not a one-man sport. Instead, he must work hand-in-hand with the throttleman to succeed in the sport.

“How can I expect my guys to give it their all during a race if I’m not doing the same? How can I think that my employees will go above and beyond if I’m not exemplifying that behavior first? It’s all about trust and communication here,” says Hugh D. Fuller.

Striving for Self-Improvement

While some leaders are naturally born, it is not always enough to rely on natural talent. Effective leaders are those that continue evolving in their leadership style and development. Developing new skills is not only effective for leaders but also gives the team a sense of clarity and direction. Hugh D. Fuller is certainly not one to rest upon his natural affinity for leadership. Fuller works with an array of teams in different settings and is able to successfully adapt his style of leadership to each.

“Self-care is important, self-improvement is vital, but so is drive. My drive leads me to want to be the best racer, the best boss, and the best person I can be,” says Hugh D. Fuller. “Continuously ask yourself how you can do better and challenge yourself to always improve.”

Supporting your Team

One of the most important aspects of successful leadership is keeping in mind your team’s individual needs. Teams that work well together are teams where every single member is supported. Much of this responsibility lies with the leader, whose role must also include fostering a culture of trust and respect within the team. As a powerboat racer, Hugh D. Fuller is no stranger to this dynamic. The trust that Fuller has garnered with his throttlemen and crew over the years is a trust which few people can claim to know.

“When we’re on the water and it’s just me and my throttleman, we form a deep bond and understanding. My throttlemen are my brothers, and the crew is no different. Whatever they need to make it work, I’m here to make it happen. Those relationships last decades,” says Hugh D. Fuller

When looking to become an effective leader, one must not only talk the talk but as Hugh D. Fuller so clearly shows, you have to be able to walk the walk. Setting yourself as an example, striving for self-improvement, and showing your team support are three pillars of leadership that cannot be overlooked. While Hugh D. Fuller experience as a powerboat racer is not one most people can relate to, his excellence as a leader can be easily translated to almost any setting.

Lithium Corporation Expands Fish Lake Valley Prospect

Lithium Corporation (OTCQB:LTUM) (“LTUM” or “the Company”), a North American corporation focused on energy metals for the growing energy storage sector and high-tech industries, wishes to announce the Company has increased the size of its land holdings at Fish Lake Valley, and agreed to extend the due diligence period under the Letter of Intent (LOI) with Altura Mining Limited (ASX:AJM) whereby Altura may earn a 60% interest in the Company’s Fish Lake Valley lithium-in-brine prospect in Esmeralda County, Nevada.

Over the past several months, LTUM has been gradually expanding the size of the Fish Lake Valley prospect. Currently, the Company’s holdings here are 6,873 acres (2,781 ha’s), up considerably from the beginning of the year holdings of 1,440 acres (523 ha’s). The land package has been expanded to cover areas identified earlier as possibly also prospective for hosting lithium brine resources, similar to the main zone.

As outlined in earlier press releases, Lithium Corporation signed an LOI with Altura Mining Limited whereby Altura will earn a 60% interest in the Fish Lake Valley prospect by conducting $2,000,000 worth of exploration work on the property, and paying LTUM $575,000 and issuing $400,000 worth of Altura common shares in staged payments over the next four years. While Altura has fulfilled all obligations under the LOI to date, they requested the due diligence period under the agreement be shifted from July 31st to August 31st. The need to do so is the result of Australian reporting requirements. Given Lithium Corporation’s long-standing relationship with Altura, the Company is happy to accommodate the request and aid in any way possible. In the meantime, work progresses on the formal agreement governing the earn-in, and the parties have been in talks as to how best move the prospect forward once the formal agreement is in place.

WINFARM announces final completion of the acquisition of Dutch company BTN de Haas.

WINFARM announces final completion of the acquisition of Dutch company BTN de Haas

– Birth of a European leader in distance selling for the agricultural world

WINFARM (code ISIN : FR0014000P11 – mnémonique : ALWF), the French leader in distance selling for the agricultural sector, announces the final completion of the acquisition of 100% of the capital of the Dutch company BTN de Haas BV. The new entity has 292 employees and proforma revenues of approximately € 110 million.

WINFARM Board met on July 2, 2021 to confirm the terms and conditions of WINFARM’s acquisition of the Dutch company BTN de Haas.

Patrice Etienne, Chairman, Chief Executive Officer and founder of WINFARM:  With the acquisition of BTN Haas, we have reached another key step in our strategy to conquer Europe by establishing ourselves as a major player in the Netherlands, one of the key markets for agriculture and livestock in Europe. With a strong local presence, a good brand image among professionals and a rich and diversified product portfolio, BTN de Haas fits perfectly into our offer, and strengthens the Group to enable it to impose itself on an international level”

The new entity should quickly benefit from complementary features:

  • A strong regional presence in a Northern European country;
    • A product portfolio with:
      • A strong position in livestock and breeding (more than a third of the business);
      • Diversification into tools and wear parts, and into landscaping and outdoor professionals;
  • Dynamic historical growth of the activity comparable to that of WINFARM (+10% to +11% of turnover on average per year between 2016 and 2020), driven in particular by internet sales, which are increasing every year and already account for more than half of the activity;
  • A very satisfactory level of profitability with gross margin and EBITDA levels slightly higher than those of WINFARM.

To implement these complementarities, the Group will capitalize on the cultural and linguistic proximity of the Netherlands to Flanders to extend its conquest of the agri-supply market in Northern Europe.

About WINFARM

Founded in Loudéac, in the heart of Brittany, in the early 1990s, WIN FARM is now the French leader in distance selling for the agricultural world. WINFARM offers farmers and breeders comprehensive, unique and integrated solutions to help them meet the new technological, economic, environmental and social challenges of the next generation of agriculture. With a vast catalogue of more than 15,500 product references (seeds, phytosanitary, harvesting products, etc.), two-thirds of which are own brands, WIN FARM has more than 44,500 customers in France and Belgium.

In 2020, WIN FARM recorded sales of €98.9m, surpassing its target.

By 2025, WIN FARM aims to double in size, with a revenue target of around €200m and an EBITDA margin of about 6.5%.

In fact, with an internet filled to the brim with practically every kind of content, it’s hard for both individuals and brands to get a signal out amidst the noise. But Jewels Arnes did something different – she leveraged a podcasting platform that not only helped her impact people’s lives in a meaningful way but helped evolve and grow her successful business, too. In today’s ever-changing market spaces, a podcast is one of the most effective outreach and marketing tools in your arsenal.

“I didn’t know much about podcasting until I attended an event in 2019,” says Jewels. “I loved how it was all about connecting to people with authenticity. It’s a great way to speak to those who may not listen if they knew someone was watching them. I find podcasting to be a wonderful gateway to building relationships before someone chooses to connect.” And that nails down the exact USP of podcasting.

It’s All About Connection
People listen to podcasts because they have something in common with the speaker and the brand the speaker is representing, or the message is of value to them. Even though a podcast is a one-sided medium, it helps in building effective relationships with the listeners. It gives people a sense of sitting across the table with you, so your listeners eventually feel like they know you. A relationship of this quality far outweighs those built on social media alone, which then lays the foundation of trust. Trust is one of the most vital elements in building an audience, a brand, and a business. People are more likely to buy something from a friend than a stranger. And Jewels knows this to be true. “The trust is already there once you know who they are,” she says. “I also love just knowing there is someone listening and though I may never see or hear from them, I can feel them….Soul Family.”

Meet the Host
Jewels Arnes is an entrepreneur and podcaster. She felt an irrefutable calling to raise the frequency of humanity, and she did this through the synergy of connecting with her soul family and Scalar Energy. She launched a natural skincare line called Eternal Gold. This revolutionary conscious skincare line helps you turn back the clock of ageing and enhance the skin you’re in. Along with her skincare brand, Jewels hosts the incredibly popular Cosmic Consciousness show and the instantly successful Evolution Channel on the Superpower Network. In her shows, she discusses how evolution delivers a sequence of divine inspiration that elevates the reality that we know today. Jewels Arnes was able to launch a successful podcast channel and grow an audience so rapidly because of her collaboration with the Superpower Network, ranked in the top 1.5% of podcasts globally. As the number one podcast network for inspired personal development, the network knows how to leverage trust and influence to create impact.

In the debut episode, Jewels talks with Tonya Dawn Recla, creator of the network, about evolution being a path to infinite possibilities. And the possibilities that have opened up for Jewels seem endless indeed — using this platform, she was able to reach 300,000 downloads a month. It takes most successful podcasters years to grow their audience to these figures. “My biggest inspiration is creating a business in expansion or the unknown space. Following the God moments or direction from Source,” says Jewels, when asked about her inspiration. “It’s a reflection of my inner world, which gives a pathway for others to witness the miracle pattern unravel when we choose the Divine.”

How Podcasting Can Help You Grow Your Business
You can’t demonstrate credibility without sharing your expertise, and by sharing your expertise you become helpful. In podcasting, you become valuable for your listeners. That’s the secret behind the extraordinary success of the Superpower Network, and the reason its platform has been so instrumental to Jewel’s success. Podcasts can help you reach out to new audiences, deepen engagement, and focus on value.

You’re not hiding behind words on a screen. You’re putting yourself out there to your listeners, and hearing your voice on a frequent basis makes your audience feel like they actually know you. This priceless emotional connection means they are more likely to follow your brand and buy from you. In fact, in a survey conducted on 300,000 regular podcast listeners, a whopping 63 per cent reported that they had made a purchase because the podcast host promoted it.

“My advice would be to do it differently from how most of the world would tell you. Listen to your heart first. Follow the breadcrumbs. The Divine is showing the way,” says a passionate Jewels. Your podcast is your platform to speak about your unique knowledge and passion. How you leverage it makes all the difference. For an example of how listening to the Evolution Channel on the Superpower Network and all major podcast platforms.

Making things in America isn’t easy, but it’s worth it!

Whiteknuckler Brand Debuts Gen III Knife models featuring Custom American-made D2 Steel

We are bringing back American Made one product at a time!
Since its inception, the team at http://www.WhiteknucklerBrand.com has been focused on making their products in America with maximum American content, not only in labor but also in materials. After years of frustration with inferior quality steel and supply interruptions, they decided enough was enough and ventured to buy directly from one of a few remaining American steel mills. This took significant investment and faith that they could move a lot of their American-made knives as the opening order was 4,000 lbs of steel.

The starting point for every Gen III build, whether it’s a production unit or a one-off from their custom department, is American D2 steel made specifically for http://www.WhiteknucklerBrand.com with a little extra vanadium for increased toughness and wear resistance. By purchasing their steel directly from American mills, Whiteknuckler Brand can ensure that their products are not only American-made but also made with American steel. Beyond this, it’s also a question of quality control. Knowing the exact formula of their steel ensures precision heat treating that produces shaving-sharp blades. This ownership of their supply chain is a smart move. In a steel market filled with the steel of questionable quality and origin, this little company is making bold moves and banking on the fact that doing things right with American steel is worth it.

Traditional materials, quality, and classic looks permeate all of their designs, and their line is growing steadily. A company spokesperson said, “Our little company takes pride in manufacturing here and creating American jobs with good wages and health care”. A relative oddity in today’s ‘profits at all costs’ economy, it’s refreshing to see the team at http://www.whiteknucklerbrand.com thriving while making classic leather goods, knives, and accessories in the USA.
